  • Plan on it for a new house, an addition or a second unit. Ontario’s Building Code requires a house’s heating to be sized from a calculated heating load, and the Town of Oakville Building Department reviews the application against that Code, so the heat-loss figures and the duct design go in with it. The electrical side goes elsewhere: in Ontario that permit comes from the ESA.

  • Usually not. Conservation Halton permits are for development activity in hazard areas such as valleys, wetlands and flood-prone shorelines, and Ontario defines that around grading, fill and building or enlarging structures. Ducts and wiring inside an Oakville house are none of those. An addition or a detached unit on a regulated lot is, and its Conservation Halton permit comes before the mechanical design is final.

Digging for a new gas service, a buried refrigerant run or power to a detached unit can cut roots, and By-law 2017-038 treats that injury like removal for any private tree 15 centimetres or more across at breast height. Our layout keeps condensers and trenches out of the root zones shown on the survey, and if a line has to pass through one, you know before the Building Department sees the drawings.

  • Yes. When a Building Department examiner asks for heat-loss figures or a duct layout, we work them up from the architectural plans already in the file, and they are signed under our BCIN for HVAC design. The new sheets are uploaded to the same ePlan project as the response to that task, not filed as a new application.

  • In practice, yes. A unit in an accessory building is heated apart from the house, so its equipment is sized from its own heat-loss calculation. With a detached unit on the lot, By-law 2014-014 leaves room for only one attached unit in the house, and for that one we work out whether it can share the house’s furnace or needs a system of its own. Both designs go to the Building Department together.

  • Drawings of the water supply and of the drain, waste and vent piping for the unit’s kitchen and bathroom, tied into the existing lines, with one water service sized for both households. Oakville’s By-law 2014-014 allows that unit in a semi-detached, linked or townhouse dwelling as well as a detached house, and in each case we trace the existing lines on site before drawing new ones. The plumbing sheets are uploaded to ePlan with the architecture.

  • Yes. A new occupancy can need more outdoor air, an exhaust system or extra washrooms, and our mechanical sheets show each one, sized for the use. We first confirm the use is permitted under By-law 2014-014 or 2009-189, then file the mechanical drawings with the change of use set in ePlan for the Building Department.

Heat loss calculations for Oakville houses

Oakville’s housing runs to lakefront and older Oakville lots being rebuilt, 1980s Glen Abbey subdivisions and 2000s neighbourhoods north of Dundas, so an older house and a newer one a few streets apart can need quite different mechanical work. We size the equipment and check the panel for the house in front of us, from its own heat loss, rather than from its age or the last furnace’s rating.

Exterior work in Oakville’s four heritage conservation districts is weighed against each district’s rules, and a new condenser, vent or meter on a street-facing wall can count as exterior work.
