  1. Review the plans & the building

    We take the architectural drawings, the insulation and window specifications, and for an existing building a look at the mechanical room and the panel.

  2. Calculate the loads

    Room-by-room heat loss and gain to CSA F280, plumbing fixture units and electrical demand, so equipment is sized to the building rather than to a rule of thumb.

  3. Design & coordinate

    Ducts, pipes and circuits are routed against the structure, and clashes are resolved on paper before a trade finds them on site.

  4. Permit & trade support

  • Plan on it for a new house, an addition or a second unit. Ontario’s Building Code requires a house’s heating to be sized from a calculated heating load, and the City of Guelph Building Services reviews the application against that Code, so the heat-loss figures and the duct design go in with it. The electrical side goes elsewhere: in Ontario that permit comes from the ESA.

  • Usually not. GRCA permits are for development activity in hazard areas such as valleys, wetlands and flood-prone shorelines, and Ontario defines that around grading, fill and building or enlarging structures. Ducts and wiring inside a Guelph house are none of those. An addition or a detached unit on a regulated lot is, and its GRCA permit comes before the mechanical design is final.

  • Yes. Ontario qualifies house heating and ventilation designers under its HVAC House category, and the P.Eng who signs our HVAC design also holds BCIN qualification in HVAC. The calculations leave our office with that signature, go into GPAS with the architectural set, and are reviewed in the same file by the City of Guelph Building Services.

  • Where the zone’s yard rules allow, which for most lots are in Zoning By-law (2023)-20790 and, for a provision still under city-wide appeal, in the 1995 by-law. Its pad goes on the site plan, dimensioned to the nearest lot line, while you are still choosing equipment. If a regulated tree stands nearby, we keep the pad and the line set out of its roots, because Guelph’s tree by-law covers injury as well as removal.

  • It can, with conditions. A suite heated directly by a fuel-burning forced-air furnace needs a carbon monoxide alarm beside each sleeping room, and the supply and return have to be balanced so each unit gets its share. If you might later add the second or third ADU a single-detached Guelph lot allows, we size the system for those loads now or give the later units their own heating, and the City of Guelph Building Services reviews it as part of the ADU application.

  • Either can. A long trench near a tree 30 cm or more across at 1.4 metres can injure its roots, which needs a tree permit in Guelph, and a big enough dig or a regrade along the route may fall under the site alteration by-law. The site plan we send to the City of Guelph Building Services shows the trench line with its depth and fall, routed around protected trees where the yard allows.

  • It may. In Brooklyn and College Hill, Downtown Guelph, the Ontario Reformatory district and the Ward, new exterior openings and equipment change how a building looks from the street, so we ask the City what the district expects. Where the layout allows, we route exhaust vents, intake hoods and outdoor units to the sides and rear before the mechanical sheets are uploaded to GPAS.

  • A room-by-room calculation of the heat a building loses in winter and gains in summer. Ontario’s 2024 Building Code requires a house’s heating system to be sized from a calculated heating load, using good engineering practice such as CSA F280, and the same applies to cooling where it is installed. Fine Engineering’s calculations set the equipment size and the airflow to each room.

  • The size comes from a heat-loss calculation, not from the square footage alone: insulation, windows, air leakage and orientation change the answer by a lot. Oversized furnaces short-cycle and cost more to run. Fine Engineering calculates the load and specifies the equipment for the permit.

  • Yes, an electrical permit from the Electrical Safety Authority, which also inspects the installation. A building permit is not usually required for the charger itself. If the panel is near capacity, the service may need upgrading first, and a load calculation from Fine Engineering shows whether it can carry the charger.

  • Drain, waste and vent: the piping that carries wastewater away and lets air into the system so traps hold their seal. Every fixture needs a properly sized drain and a vent path, and the layout is shown on the plumbing drawing the city reviews. In Guelph the reviewer is the City of Guelph Building Services. Every Guelph lot sets its own terms: the age of the mechanical room, the panel’s spare capacity and whether the ducts can reach a second unit decide the design before equipment is chosen.

We walk the site with the survey on a scheduled visit, and combine it with the measure-up where we can, before anything is drawn, then file the mechanical & electrical package to the City of Guelph Building Services’s own checklist.

Heat loss calculations for Guelph houses

Guelph’s housing runs to century brick and stone homes around downtown and Exhibition Park with newer subdivisions in the south end. In the older houses the ducts, drains and panel may have been changed more than once, so the site visit records what is really there before the load calculation starts, and the new work is drawn around it.

In the zones that allow them, Guelph permits up to three additional dwelling units on a single-detached lot, and up to two of them in one detached building in the yard.
