  • Often, yes. Oakville has its own site alteration by-law, so excavating, filling or regrading beyond a small amount can need a permit separate from the building permit. We check the by-law’s thresholds against your project and prepare the grading plan and the erosion and sediment control the application asks for.

  • If the lot is inside the regulated area of Conservation Halton, yes. Ontario’s O. Reg. 41/24 counts site grading and the placing or removal of fill as development activity, so a regrade near a watercourse, a valley or a wetland in Oakville can need a Conservation Halton permit with nothing being built. We check the authority’s mapping against the survey before the grades are set.

  • Often, yes. Oakville’s Private Tree Protection By-law 2017-038 requires a permit before you injure or remove a tree on private property with a trunk diameter of 15 centimetres or more at breast height, or a tree that must be kept or planted under an approved site plan. Since the by-law covers injuring a tree as well as removing it, we plot the protected trees from the survey before setting grades, and either keep cuts and fills clear of them or raise the permit with you early.

  • Yes. We take on site engineering across Oakville, including Old Oakville and Bronte, within an hour of our Richmond Hill office. The first consultation is free, by phone or on site.

  • Three things to start: property address and a recent topographic survey, if you have one; what you are building, paving or regrading; and architectural or pool drawings, if another designer prepared them. Send those and we tell you what the Town of Oakville Building Department will ask for before we quote.

  • Spot elevations at the corners of the house and along the lot lines, before and after the work, with arrows for the way water runs and the swales or catch basins that take it off the lot. The house is drawn at its setbacks under By-law 2014-014 or 2009-189, so the Building Department can check the siting and the grades from one sheet. We draw it from a topographic survey and our engineer signs it.

  • When the design misses a rule in By-law 2014-014 or 2009-189 by a small margin on one lot, such as a roof a little higher than the by-law allows; a bigger departure is a rezoning instead. The Building Department will not issue a permit while the drawings conflict with the zoning, so the variance is decided first. We draw the variance plans from the same survey as the permit set, so the two match when the permit set goes into ePlan.

  • On urban residential land outside the Greenbelt Area, yes, to a degree. Ontario now reads a by-law’s minimum setback at 90 per cent of the stated distance, so a minimum in By-law 2014-014 or 2009-189 applies at that reduced figure unless the lot is in an excluded prescribed area. That margin is sometimes enough to keep a rebuild on an older lakefront lot away from the Committee of Adjustment, and we check whether your lot qualifies before the site plan is drawn.

  • On one sheet. The accessory building adds roof area and paving the yard has to drain, and its water and drain connections run back to the house or out to the street, so the grades and the service routes are designed together. By-law 2014-014 allows the detached unit only when the house holds no more than one attached unit, which we confirm first, and the sheet then goes to the Building Department with the unit’s permit set.

  • Often. The excavation and the soil it leaves change the yard’s grades, so we check the pool against the town’s site alteration by-law at the start. Its setbacks from the lot lines come from By-law 2014-014 or 2009-189, whichever covers the lot, and the grading plan shows the pool, the deck around it and where the overflow and surface water drain.

  • There is no flat price, because the work changes with the lot. The size and slope of the property, how much of it the project regrades, whether the city wants runoff calculations or a stormwater note, and whether a conservation authority is involved all change the scope. Grading plans and site alteration in Oakville

In Oakville the reviewer is the Town of Oakville Building Department. Every Oakville lot sets its own terms: the fall of the lot, where the neighbours’ water already goes and whether a storm connection or a rear catch basin is within reach set the grading design before any elevation is written.

Lot grading in Old Oakville and Bronte

With Oakville’s stock running to lakefront and older Oakville lots being rebuilt, 1980s Glen Abbey subdivisions and 2000s neighbourhoods north of Dundas, a rebuild has to fit a bigger footprint between neighbours whose grades are already set, without sending runoff into the next yard. Subdivision lots were graded to an overall plan, so a pool or a walkout there ties back into those grades at the lot lines.

Shoreline lots and Conservation Halton

Section 28 of the Conservation Authorities Act reaches shoreline areas at risk of flooding or erosion as well as valleys and wetlands. For an Oakville lakefront rebuild, that makes Conservation Halton’s regulated area the first thing we look up, because regrading, new fill or a larger house on a regulated shoreline lot needs the authority’s permit before the Town of Oakville Building Department can issue its own.
