How it runs

Process: 4 steps from first call to sign-off.

Four steps that run alongside the building permit, not after it. The mechanical sheet is drawn from the same plans the structural sheet is, so nothing fights for the same joist space.

  1. Review the plans & the building

    We take the architectural drawings, the insulation and window specifications, and for an existing building a look at the mechanical room and the panel.

  2. Calculate the loads

    Room-by-room heat loss and gain to CSA F280, plumbing fixture units and electrical demand, so equipment is sized to the building rather than to a rule of thumb.

  3. Design & coordinate

    Ducts, pipes and circuits are routed against the structure, and clashes are resolved on paper before a trade finds them on site.

  4. Permit & trade support

    Sheets are stamped and submitted with the permit; we answer the examiner’s mechanical comments at no extra charge and stay available to the installing trades during construction.

  • Where the permit adds or changes heating, as with a new house, an addition or a second unit, yes: Ontario’s Building Code sizes heating from a calculated load, and the City of Mississauga Planning and Building Department reviews against the Code. Mississauga’s own permit list also takes in a sink, tub, toilet or shower that is added, removed or relocated, so a moved fixture belongs on the plumbing drawing.

  • Usually not. CVC permits are for development activity in hazard areas such as valleys, wetlands and flood-prone shorelines, and Ontario defines that around grading, fill and building or enlarging structures. Ducts and wiring inside a Mississauga house are none of those. An addition or a detached unit on a regulated lot is, and its CVC permit comes before the mechanical design is final.

  • Three things to start: architectural drawings, or our own permit set if we are preparing it; insulation, window and door specifications, if known; and photos of the mechanical room, existing ducts and the electrical panel.   • That depends on what else is happening. When the furnace comes with an addition, a basement unit or a rebuild, it goes on that permit, and the heating has to be sized from a calculated load that the Planning and Building Department reviews. On its own, a replacement is a question we put to the department for your address before the installer is booked, and if it needs a permit, our drawings go in through ePlans.

  • It could. Under By-law 0021-2022 a private tree 15 cm or more across needs a permit before it is injured, not only before it is cut, and a trench through the roots for a gas line, refrigerant lines or a feed to a garden suite can injure it. We route lines and set outdoor units clear of the surveyed trees where the layout allows, and flag any that cannot be avoided before the set goes to the Planning and Building Department.

  • Yes, and a duct layout too if the comment asks for one. Our designer works from the architect’s floor plans under our BCIN HVAC qualification. The new sheets go into the existing ePlans file, not a new one, and the Planning and Building Department picks the review up from there.

  • Yes. A garden suite is a separate building, so it gets its own heat-loss calculation and a system sized for it alone. Mississauga allows one per lot, alongside one unit inside the house, and that inside unit’s design has to account for what the existing furnace and ducts already serve. We file the two designs together in one ePlans submission.

  • Yes. Our fire-safety drawings cover the alarm layout, emergency lighting, exit signs and sprinklers, and the mechanical sheets cover the ventilation and plumbing the new occupancy needs. In Mississauga we check Zoning By-law 0225-2007 for the use before any of that is designed, then file the systems with the change of use application in ePlans.

  • Drain, waste and vent layouts and water supply layouts for the new kitchen and bathroom, showing where they meet the house’s existing lines and how the water service feeds both units. A garden suite, the other way to add a unit on a Mississauga lot, needs its own runs from the yard, drawn on the same sheets. The plumbing goes to the Planning and Building Department in the same ePlans set as the architecture.

  • A room-by-room calculation of the heat a building loses in winter and gains in summer. Ontario’s 2024 Building Code requires a house’s heating system to be sized from a calculated heating load, using good engineering practice such as CSA F280, and the same applies to cooling where it is installed. Fine Engineering’s calculations set the equipment size and the airflow to each room.

  • The size comes from a heat-loss calculation, not from the square footage alone: insulation, windows, air leakage and orientation change the answer by a lot. Oversized furnaces short-cycle and cost more to run. Fine Engineering calculates the load and specifies the equipment for the permit.

  • From the heat-loss and heat-gain figures. Each room’s load sets the airflow it needs, the airflow sets the size of each branch and trunk, and the whole layout has to work within what the furnace or air handler’s fan can push. The runs are then routed around joists and beams. Fine Engineering draws the duct layout and sizing that go in with the permit.

  • Yes, an electrical permit from the Electrical Safety Authority, which also inspects the installation. A building permit is not usually required for the charger itself. HVAC design for Mississauga building permits

In Mississauga the reviewer is the City of Mississauga Planning and Building Department. Every Mississauga lot sets its own terms: the age of the mechanical room, the panel’s spare capacity and whether the ducts can reach a second unit decide the design before equipment is chosen.

We walk the site with the survey on a scheduled visit before anything is drawn, then file the mechanical & electrical package to the City of Mississauga Planning and Building Department’s own checklist.

Heat loss calculations for Mississauga houses

Mississauga’s housing runs to historic village cores at Port Credit and Streetsville within 1960s to 1990s suburban neighbourhoods, with teardown rebuilds on older lots, so an older house and a newer one a few streets apart can need quite different mechanical work. We size the equipment and check the panel for the house in front of us, from its own heat loss, rather than from its age or the last furnace’s rating.

ESA permits for Mississauga second units

The Electrical Safety Authority issues the permit for a Mississauga second unit’s wiring and inspects it, separately from ePlans, while the Planning and Building Department reviews heating, ventilation and plumbing with the building permit. We work out the electrical load for the house and the new unit before the panel schedule is drawn, since a second kitchen can push an older service past its capacity.

Energy design for Mississauga teardown rebuilds

A new house on a Mississauga teardown lot is held to the 2024 Building Code’s energy rules: it has to beat the 2012 Code’s efficiency levels by at least 15 per cent or follow Supplementary Standard SB-12. That choice shapes the heat-loss calculation, the ventilation and the equipment, so we settle the compliance path with you before sizing anything for the Planning and Building Department.
