  • Ask the seller for the permits and final inspections, then ask the City of Mississauga Planning and Building Department for the permit history at the address. Yard work has its own rule here: Mississauga’s Lot Grading and Municipal Services Protection By-law governs grade changes, and residential grading plans are reviewed before the building permit is issued. So where the house has a pool, a regraded yard or a retaining wall, we check what approval that work needed and whether it is on file. Signs of unpermitted work inside the house go in the report, with what legalizing it would involve.

  • Yes. A Mississauga house near a ravine, a watercourse or a floodplain can fall inside Credit Valley Conservation (CVC) regulation, which limits what a later owner can build there. We check the CVC mapping for the address as part of a pre-purchase inspection, so an addition or a garden suite you have in mind is weighed against it before you waive conditions.

  • Yes. We take on home inspection across Mississauga, including Port Credit and Streetsville, within an hour of our Richmond Hill office. The first consultation is free, by phone or on site.

  • Three things to start: property address and the date you need the report by; the listing, and any drawings or disclosures you have; and what you are planning to do with the house. Send those and we tell you what the City of Mississauga Planning and Building Department will ask for before we quote.

  • Yes. Where an older Mississauga house was torn down and replaced, the new one can still be inside Tarion’s warranty, which covers problems such as water penetration and major structural defects. Ontario notes that a home built on existing footings or foundations may not be covered, so we find out from the permit record at the Planning and Building Department what the rebuild kept. The report then separates warranty items from the ones you would fix yourself.

  • We find out during the inspection. A Mississauga lot takes no more than two additional units, so we count what the house already holds, ask the Planning and Building Department for the permit record and look at the fire separation, exits and smoke alarms between the units. If it falls short, we list the changes it needs and the permit application that would go into ePlans to cover them.

  • That those are Mississauga’s three heritage conservation districts under Part V of the Ontario Heritage Act, so a later addition, porch or new front inside one is weighed against the district’s rules as well as By-law 0225-2007. The neighbourhood name alone does not settle whether a house is inside, so we check the address against the district map during the inspection and tell you what it means for your plans.

  • Yes, from the survey and the zoning. For an addition we read the setbacks, height and coverage under By-law 0225-2007, and for a garden suite we check the city’s limit of one per lot alongside the units already in the house. You get the answer while your conditions are still open.

  • Inspectors from the Planning and Building Department visit at the stages an issued permit calls for, to check the construction against that permit and the Building Code; they do not inspect a house for a sale. Ours is for the buyer or the owner. In a 1960s to 1990s Mississauga house or an older one in a village core, our P.Eng looks at the structure, the mechanical systems and every change since it was built, permitted or not, and writes it up in a report you keep.

  • Yes. Our P.Eng checks which walls carry load, how much room the panel and furnace have for a second unit, and whether earlier work shows up in the permit record at the Planning and Building Department. If you go ahead, the measurements carry straight into the permit set we file through ePlans, so the house is not measured twice.

  • It depends on the house and on the scope you ask for. Size, age, a finished basement, an addition and poor attic access all lengthen the visit and the report, and a P.Eng structural assessment or an engineer’s letter adds to the work. Specialist testing is separate. Fine Engineering prices the scope once it knows the address, after a free first consultation.

  • Signs that the house is moving, taking on water or has been altered. That means cracks and settlement in the foundation, sagging floors and roof framing, stains in the attic and basement, the condition of the heating, plumbing and electrical, and finishes that hide structure or unpermitted work.   • It depends on the size and age of the house and on how much of it can be reached. Finished basements, blocked attic hatches and a crowded mechanical room take longer, and a structural assessment of a crack or a sagging floor adds time on site.   • If the house has a finished basement, an addition, visible cracks or sloping floors, or you plan a major renovation, an engineer’s inspection tells you what a checklist cannot: whether the structure is sound, what was permitted and what the renovation would involve.   • Often, yes. The opening needs a beam sized for the load above, posts under each end and a path that carries the load down to the foundation. The Building Code’s span tables cover some simple cases, but once the beam falls outside them, a licensed P.Eng has to design and stamp it. In Mississauga the reviewer is the City of Mississauga Planning and Building Department. Every Mississauga lot sets its own terms: the age of the house, what has been added since it was built and whether that work was permitted decide where the inspection looks hardest.

Home inspection across Port Credit and Streetsville

In Mississauga, the housing is historic village cores at Port Credit and Streetsville within 1960s to 1990s suburban neighbourhoods, with teardown rebuilds on older lots. On a rebuilt lot the new work is checked against the permit file as closely as the structure, since fresh finishes can hide a removed wall. Postwar houses have often been renovated more than once, so we trace what was changed and whether a permit covers it.

Trees that limit a Mississauga yard

Mississauga’s Private Tree Protection By-law 0021-2022 reaches every private tree 15 cm or more across, including dead and dying ones, and it covers injury as well as removal. When the plan after closing is a pool, an addition or a garden suite, the report shows which of those trees stand near the spot and would need a permit before the work.

Buying a townhouse in Mississauga

A townhouse changes the second-unit question in Mississauga. A standard condominium townhouse cannot add an additional unit at all, and a garden suite on any townhouse needs a corner or a through lot. A detached or semi-detached house can take two units inside, or one inside plus a garden suite. If rental income is part of your plan, the report says which of those the house you are buying can carry.
