  • Yes, and the beam that replaces the wall is our P.Eng’s design. Each post under it needs a footing below the basement slab, so in the older homes around the core and Victoria Park we check what the basement floor and foundation are made of before the layout is fixed. The beam, the posts and their footings then go on the set filed with the City of Kitchener Building Division.

  • Mostly what the basement already has. Headroom, the depth of the drain and the state of the foundation walls differ from house to house, and an older home near Victoria Park can need different work from a postwar or newer basement in Doon or Huron. A second unit adds fire separation and egress work that the City of Kitchener Building Division reviews as a unit, so we ask early whether one is planned and price the job after a free consultation on site.

  • Yes. The new drain has to fall to the stack and the vent has to tie in, so we trace both routes before a floor is opened, which matters most in an older home near the core where the basement below may already be finished. The plumbing goes on the same set as the rest of the renovation, and once the City of Kitchener Building Division issues the permit, the plumbing inspections are booked through the City’s portal.

  • Usually, as long as the lot keeps the parking its zoning requires. A garage can count as a required space, so we check the parking section of zoning bylaw 2019-051 or 85-1, whichever covers your lot, against what the driveway alone provides. The conversion then needs a raised and insulated floor, a framed wall where the door was and heat for the new room, all on the set for the City of Kitchener Building Division.

  • Yes, if the lot can take one. Kitchener allows additional units inside a house on lots zoned for a detached, semi-detached or street townhouse dwelling, but a narrow lot or limited servicing can hold a property to one or two units, so we check both before planning around a future unit. The plumbing, the mechanical room and the stair then go where a unit could use them, and the unit gets its own permit from the City of Kitchener Building Division when you build it.

  • Once the work changes more than the inside of the house: a new unit, a new use for part of the house, or a walkout or bump-out that reaches into a yard. Kitchener has two zoning bylaws in force, 2019-051 and the older 85-1, so we look up which one covers your address before reading its rules. For a kitchen or bathroom inside the existing walls the zoning rarely changes anything, and the City of Kitchener Building Division’s review centres on the Building Code.

  • It takes out or widens the walls between rooms, most often between the kitchen, dining and living areas, to make one open main floor. A wall that carries the floor above can still come out once a beam is sized to carry its load. Fine Engineering designs the structure and builds the opening.

  • The price follows what the basement has to become. Open space finished for the house is mostly framing, insulation, drywall and floors. A bathroom with no rough-in under the slab adds plumbing, and moving a post adds structure. A second unit costs more again, with the fire separation, exit and 1.95 m ceiling a suite needs. Fine Engineering prices it from what the first site visit finds.

  • Start by settling what the space is for, because that decides the permit. Living space for the household usually needs none unless the plan changes the structure, the plumbing or the heating. Any of those, or a second unit, goes on a building permit first. The layout then works around the posts and drains already there. Fine Engineering draws that layout and files the permit.

  • Usually a whole floor, or the whole house, taken back to the framing and rebuilt: a new layout, structural changes where walls move, plumbing and ducts rerouted and new wiring, then insulation, drywall and finishes. Fine Engineering starts from the house measured as it stands, so the new plan fits the framing already in place.

  • Once a complete application is in, Ontario’s Building Code gives the municipality 10 business days to issue a house permit or refuse it with reasons. Larger and more complex buildings get a longer period. The count only starts when nothing is missing, so an absent sheet or an unresolved zoning issue holds it back. Fine Engineering checks zoning and code before anything is submitted.

  • The application form, the drawings the Building Code calls for, and every other approval the project depends on. Zoning counts as applicable law, so a needed minor variance has to be granted before the permit can be issued, and a lot in a conservation authority’s regulated area may need that authority’s permit first. Fine Engineering assembles the whole package, with the designer’s registration details on the drawings.

Home renovation permits in Kitchener

In Kitchener the reviewer is the City of Kitchener Building Division. Every Kitchener lot sets its own terms: the framing and drains of the house on it decide how far a renovation can go.

We walk the site with the survey on a scheduled visit, and combine it with the measure-up where we can, before anything is drawn, then file the interior renovations package to the City of Kitchener Building Division’s own checklist.

Kitchen renovation across Doon Pioneer Park and Stanley Park

Kitchener mixes older homes around the core and Victoria Park with postwar and newer suburban subdivisions in Doon and Huron, so two kitchens a few streets apart can be different jobs. In the older houses we measure what is there and open the framing where it is hidden. Renovations in Kitchener’s four heritage districts

Kitchener’s heritage conservation districts are St. Mary’s, Upper Doon, Victoria Park and Civic Centre, and a house inside one carries the district’s requirements on top of the Building Code. Victoria Park is also where many of the city’s older homes stand, so a renovation there often has to answer to both.

We start by sorting the work into what stays inside the house and what changes the outside. A new window opening, a moved door or a rear wall opened for a larger kitchen changes the outside, so we ask the City what the district expects of it before drawing, and its answer goes into the set the City of Kitchener Building Division reviews.

Where Kitchener’s tree bylaw meets a renovation

Kitchener’s private tree bylaw, Chapter 692 of the Municipal Code, protects trees only on private lots of more than one acre, and there it covers trees with a diameter of 10 cm or more. On a house lot of an acre or less this bylaw does not come into a renovation at all.

On a larger lot, the parts of the job that leave the house are what count. A walkout, a deeper window well or a new rear landing can mean taking down a protected tree, which may need a tree conservation permit, so we mark those trees on the site plan and settle the permit before the City of Kitchener Building Division sees the drawings.
