  • Yes, once walls or plumbing move. Brampton sits inside Peel Region, but the City of Brampton Building Division issues the building permit and inspects the work, so that is where we file it.

  • Not for work inside the existing walls. Our Brampton page names the conservation authority that covers your lot.

  • Yes. We take on interior renovations across Brampton, including Bramalea and Mount Pleasant, about half an hour from our Richmond Hill office. The first consultation is free, by phone or on site.

  • Three things to start: property address; photos of the rooms you want to change; and any existing drawings or a previous permit. Send those and we tell you what the City of Brampton Building Division will ask for before we quote.

  • Often, once the parking is checked. The garage may be one of the spaces your lot has to keep, and in Brampton that requirement comes from Zoning By-law 270-2004 and Zoning By-law 014-2026 together while the newer by-law is under appeal. Where they differ, the stricter one applies. If the driveway still meets it, we draw the new floor, the insulated walls and the infill where the door was, and open the application for the City of Brampton Building Division in the Brampton Building and Business Portal.

  • Yes, as long as the separation between the two homes ends up whole. Brampton counts that basement as the house’s attached second unit, so the ceiling under your main floor is a fire separation, and work that opens it or runs a new duct or pipe through it has to restore it. A Bramalea house from the 1960s to 1980s has stood far longer than the five years the 2024 Building Code’s renovation rules ask for, so they accept 30 minutes for that separation, or 15 minutes where every unit and common area has interconnected smoke alarms. The set we file with the City of Brampton Building Division shows how it goes back.

  • That depends on how the basement is laid out and who lives in it. One set up as a separate home, with its own kitchen, bathroom and way in, is one of the three units Brampton allows on a lot, the house included, and it is drawn with the fire separation and exits the Building Code asks of two homes. A basement that stays part of your household is filed as a renovation, and we confirm with the City of Brampton Building Division how yours will be read before the drawings are finished.

  • It can, if the digging reaches the roots of a larger tree. Brampton’s Tree Preservation By-law 317-2012 asks for a permit to injure a tree on private land as well as to cut one down, though a tree within 2 metres of the house, or one under 30 cm across at 1.37 metres, is exempt. The trees we check are the bigger ones a few metres out, and where one is in the way we move the opening or apply for the tree permit alongside the building permit from the City of Brampton Building Division.

  • Mostly where the work shows from outside. Churchville has been a heritage conservation district since 1990, and it is the only one Brampton has designated, so the first check is whether your address falls inside its boundary. If it does and the renovation changes windows, doors or the front of the house, we raise it with the city before those drawings go to the City of Brampton Building Division; a kitchen or bathroom behind the existing walls takes the usual permit route.

  • Once the work reaches past the walls you already have, with a basement unit, a new side entrance or a bump-out at the back. Brampton’s new Zoning By-law 014-2026 is before the Ontario Land Tribunal, so Zoning By-law 270-2004 still applies beside it, and wherever the two differ the stricter one governs. A kitchen or bathroom inside the existing house seldom touches either, so for that work we go straight to the permit drawings for the City of Brampton Building Division.

  • It may. A walkout lowers the ground beside the house, which goes past the minor landscaping that Brampton’s Site Alteration By-law 119-2024 exempts, so we ask the city how the excavation is treated before it is drawn. If the lot is near a valley or creek, the TRCA’s permit has to be in hand before the building permit; on the west side of the city, where the land drains to the Credit River, Credit Valley Conservation is the authority we check with.

  • It takes out or widens the walls between rooms, most often between the kitchen, dining and living areas, to make one open main floor. A wall that carries the floor above can still come out once a beam is sized to carry its load. Fine Engineering designs the structure and builds the opening.

  • The price follows what the basement has to become. Open space finished for the house is mostly framing, insulation, drywall and floors. A bathroom with no rough-in under the slab adds plumbing, and moving a post adds structure. A second unit costs more again, with the fire separation, exit and 1.95 m ceiling a suite needs. Fine Engineering prices it from what the first site visit finds.

  • Start by settling what the space is for, because that decides the permit. Living space for the household usually needs none unless the plan changes the structure, the plumbing or the heating. Any of those, or a second unit, goes on a building permit first. The layout then works around the posts and drains already there. Fine Engineering draws that layout and files the permit.

  • Usually a whole floor, or the whole house, taken back to the framing and rebuilt: a new layout, structural changes where walls move, plumbing and ducts rerouted and new wiring, then insulation, drywall and finishes. Fine Engineering starts from the house measured as it stands, so the new plan fits the framing already in place.

  • Once a complete application is in, Ontario’s Building Code gives the municipality 10 business days to issue a house permit or refuse it with reasons. Larger and more complex buildings get a longer period. The count only starts when nothing is missing, so an absent sheet or an unresolved zoning issue holds it back. Fine Engineering checks zoning and code before anything is submitted.

  • The application form, the drawings the Building Code calls for, and every other approval the project depends on. Zoning counts as applicable law, so a needed minor variance has to be granted before the permit can be issued, and a lot in a conservation authority’s regulated area may need that authority’s permit first. Fine Engineering assembles the whole package, with the designer’s registration details on the drawings.

Home renovation permits in Brampton

In Brampton the reviewer is the City of Brampton Building Division. Every Brampton lot sets its own terms: the framing and drains of the house on it decide how far a renovation can go.

We walk the site with the survey, usually within a day or two of the call, before anything is drawn, then file the interior renovations package to the City of Brampton Building Division’s own checklist.

Kitchen renovation across Bramalea and Mount Pleasant

Brampton mixes planned 1960s to 1980s communities like Bramalea alongside 2000s onward subdivisions in Mount Pleasant and Springdale, so two kitchens a few streets apart can be different jobs. In the older houses we measure what is there and open the framing where it is hidden. In the newer houses, the original permit drawings, if you have them, save part of that step.

Filing a Brampton renovation through the city’s portal

Brampton takes building permit applications, and the fees that go with them, online through the Brampton Building and Business Portal. For a renovation we upload one set: the floor plans as they are and as they will be, the beam and post details where a wall comes out, and the plumbing and heating changes.

While the City of Brampton Building Division reviews the set, the city sends applicants to Brampton Maps to see where it stands. Once the permit is issued, the portal lists it with the status of each inspection, and our crew books those as the work reaches them.

Planning a basement renovation around Brampton’s unit rules

Brampton allows at most three units on a lot, the house included, in one of two arrangements: the house with an attached second unit and a garden suite in the yard, or the house with a second and a third unit inside it. Detached, semi-detached and townhouse dwellings all qualify, subject to the zoning.

A basement finished for your own household today can still be planned for either arrangement. If a garden suite is likely one day, the basement would be the one attached unit the house keeps, so we put the stair, the furnace room and a possible side door where that unit could use them later.
