  • Yes, once walls or plumbing move. Newmarket sits inside York Region, but the Town of Newmarket Building Division issues the building permit and inspects the work, so that is where we file it.

  • Not for work inside the existing walls. Our Newmarket page names the conservation authority that covers your lot.

  • Yes. We take on interior renovations across Newmarket, including Historic Downtown and Glenway, about half an hour from our Richmond Hill office. The first consultation is free, by phone or on site.

  • Three things to start: property address; photos of the rooms you want to change; and any existing drawings or a previous permit. Send those and we tell you what the Town of Newmarket Building Division will ask for before we quote.

  • Mostly two things: what the house is hiding behind its walls and who will live in the basement. In one of the heritage homes near Main Street, older wiring, drains or framing may need attention once the drywall is off, whereas a basement in a 1970s to 2000s subdivision house usually holds fewer surprises. A basement for a tenant is a second unit, with its own permit from the Town of Newmarket Building Division and its own fire separation and exits, so the free first visit comes before any price.

  • Rarely for work inside, more often for anything seen from the street. Lower Main Street South is Newmarket’s only Part V Heritage Conservation District, so if your house is inside it, changes to its windows, doors or front porch are raised with the Town before we finish the drawings. A kitchen or bathroom that stays behind the existing walls takes the ordinary permit route through the Town of Newmarket Building Division.

  • In most cases, yes. In the 1970s to 2000s subdivisions, the wall between those two rooms often supports the floor joists above; where it does, a beam and posts sized by our P.Eng take that load down to new footings. That makes it structural work, so the Town of Newmarket Building Division must issue a permit before the wall is removed, and we file the application on the Development Portal with the beam drawn and stamped.

  • Sometimes, because part of the job happens outside. A new drain line dug across the yard, or a bin parked on the roots for weeks, can injure a tree, and Newmarket’s Private Tree Protection By-law 2022-10 generally requires a Private Tree Permit to injure a private tree whose trunk is 20 cm wide or more at 1.4 m, not just to destroy it. We keep the trench and the staging away from those trees where we can, and where we cannot, the tree permit is applied for before the Town of Newmarket Building Division reviews the drawings.

  • Yes. The first consultation is free, so we can walk the house while you are still deciding and tell you which walls hold up the floor above and where a new kitchen or bathroom would be hard to place. If you hope to rent part of it out, we also check that the lot is clear of the areas By-law 2026-10 rules out for additional units, among them the Environmental Protection Open Space zone and floodplain the LSRCA has identified.

  • Mostly when the work adds floor area, a unit or a new use, not when it only replaces finishes. At that point the lot is read against Comprehensive Zoning By-law 2010-40, or Urban Centres Zoning By-law 2019-06 in the Urban Centres, and for a property in the Oak Ridges Moraine area the Town’s Planning Department gives the zoning answer. A basement unit also has to fit By-law 2026-10.

  • It takes out or widens the walls between rooms, most often between the kitchen, dining and living areas, to make one open main floor. A wall that carries the floor above can still come out once a beam is sized to carry its load. Fine Engineering designs the structure and builds the opening.

  • The price follows what the basement has to become. Open space finished for the house is mostly framing, insulation, drywall and floors. A bathroom with no rough-in under the slab adds plumbing, and moving a post adds structure. A second unit costs more again, with the fire separation, exit and 1.95 m ceiling a suite needs. Fine Engineering prices it from what the first site visit finds.

  • Start by settling what the space is for, because that decides the permit. Living space for the household usually needs none unless the plan changes the structure, the plumbing or the heating. Any of those, or a second unit, goes on a building permit first. The layout then works around the posts and drains already there. Fine Engineering draws that layout and files the permit.

  • Usually a whole floor, or the whole house, taken back to the framing and rebuilt: a new layout, structural changes where walls move, plumbing and ducts rerouted and new wiring, then insulation, drywall and finishes. Fine Engineering starts from the house measured as it stands, so the new plan fits the framing already in place.

  • Once a complete application is in, Ontario’s Building Code gives the municipality 10 business days to issue a house permit or refuse it with reasons. Larger and more complex buildings get a longer period. The count only starts when nothing is missing, so an absent sheet or an unresolved zoning issue holds it back. Fine Engineering checks zoning and code before anything is submitted.

  • The application form, the drawings the Building Code calls for, and every other approval the project depends on. Zoning counts as applicable law, so a needed minor variance has to be granted before the permit can be issued, and a lot in a conservation authority’s regulated area may need that authority’s permit first. Fine Engineering assembles the whole package, with the designer’s registration details on the drawings.

Home renovation permits in Newmarket

In Newmarket the reviewer is the Town of Newmarket Building Division. Every Newmarket lot sets its own terms: the framing and drains of the house on it decide how far a renovation can go.

We walk the site with the survey, usually within a day or two of the call, before anything is drawn, then file the interior renovations package to the Town of Newmarket Building Division’s own checklist.

Kitchen renovation across Historic Downtown and Glenway

Newmarket mixes heritage homes around Main Street with 1970s to 2000s subdivisions beyond, plus infill on former golf-course lands, so two kitchens a few streets apart can be different jobs. A heritage house is measured as it stands, and any hidden framing is opened up. In the newer houses, the original permit drawings, if you have them, save part of that step.

A renovation file on Newmarket’s Development Portal

Newmarket takes building permit applications online through its Development Portal, which also shows where each application stands. For a renovation we upload plans of the rooms before and after, the joists and beams above any wall being moved, and the beam and post details stamped by our P.Eng.

You can follow the file there while the Town of Newmarket Building Division reviews it. When the examiner sends comments, we answer them and upload revised sheets, and the permit stays open until its last inspection passes.

Renovating a basement into a unit under By-law 2026-10

A basement fitted out with a separate kitchen and door is more than a renovation. Under By-law 2026-10 it becomes one of the additional units a Newmarket lot may hold: two at most beyond the main home, and no more than one of them in a separate building.

The by-law permits these units in detached, semi-detached, link, row and townhouse dwellings. We draw the unit with its fire separation, exits and heating, and the Town of Newmarket Building Division has to issue a building permit for it before work begins.
