  • The City of Guelph Building Services keeps the permit history for the address, so ask it for that and ask the seller for the permits and final inspections they hold. Guelph also has a site alteration by-law, so for a pool or a regraded yard we ask whether the work needed a permit under it as well. Inside, we look for the signs of unpermitted work and tell you what a legalization would take.

  • Yes. A Guelph house near a ravine, a watercourse or a floodplain can fall inside Grand River Conservation Authority (GRCA) regulation, which limits what a later owner can build there. We check the GRCA mapping for the address as part of a pre-purchase inspection, so an addition or a garden suite you have in mind is weighed against it before you waive conditions.

  • Yes. We take on home inspection across Guelph, including Exhibition Park and Old University, within ninety minutes of our Richmond Hill office. The first consultation is free, by phone or on site.

  • Three things to start: property address and the date you need the report by; the listing, and any drawings or disclosures you have; and what you are planning to do with the house. Send those and we tell you what the City of Guelph Building Services will ask for before we quote.

  • City inspectors look at work built under a permit, at points the permit sets, and the permit holder books those visits through GPAS. We inspect the whole house for a buyer or an owner, including changes that never had a permit, which in a century brick or stone house near downtown can be a long list. The report marks which items would need a permit from the City of Guelph Building Services to put right.

  • In a zone that permits ADUs, a single-detached house can have the main home plus three, and a semi-detached, duplex or on-street townhouse plus two, with up to two allowed in one detached building at the rear or side. Request the permit and final inspection record for each unit in the listing from the seller, because a unit the City of Guelph Building Services never permitted is not legal, whatever the listing says. Our report flags a unit count over the limit, or a unit with nothing on file.

  • Yes. Tell us what you would add, and we look the lot up in Zoning By-law (2023)-20790, or in (1995)-14864 where an appeal keeps the older rule in force, for setbacks, coverage and whether ADUs are permitted. The report then sets out what the City of Guelph Building Services could permit there.

  • It can affect exterior work. If the house is in Brooklyn and College Hill, Downtown Guelph, the Ontario Reformatory district or the Ward, an addition or new windows may need to fit what the district expects as well as the setbacks in Zoning By-law (2023)-20790. During the inspection we confirm whether the address falls inside a district boundary, and tell you which questions to put to the City while the offer is still conditional.

  • It could, if the tree is regulated. Guelph’s tree by-law requires a permit to injure or remove a tree 30 cm or more across at 1.4 metres on any private lot, and on lots over 0.2 hectares the threshold drops to 10 cm, so a footing near its roots can bring in a permit. We note regulated trees close to where an addition or a detached ADU would go, so you know before you buy.

  • Raise it with the seller and make closing it a condition of the deal. An open permit usually means a required inspection was never done or the file was never closed, and in Guelph the remaining inspections are booked through GPAS by whoever holds the permit. If the City of Guelph Building Services inspector needs to see work that has since been covered, finishes may have to come off, and we look at the work the permit was for so you know how much closing it is likely to involve.

  • It depends on the house and on the scope you ask for. Size, age, a finished basement, an addition and poor attic access all lengthen the visit and the report, and a P.Eng structural assessment or an engineer’s letter adds to the work. Specialist testing is separate. Fine Engineering prices the scope once it knows the address, after a free first consultation.

  • Signs that the house is moving, taking on water or has been altered. That means cracks and settlement in the foundation, sagging floors and roof framing, stains in the attic and basement, the condition of the heating, plumbing and electrical, and finishes that hide structure or unpermitted work. At Fine Engineering the same visit includes an engineer’s view of what carries load.

  • It depends on the size and age of the house and on how much of it can be reached. Finished basements, blocked attic hatches and a crowded mechanical room take longer, and a structural assessment of a crack or a sagging floor adds time on site. Fine Engineering tells you how long to allow when you book, so the seller and the agent can plan access.

  • An on-site, visual examination of the house’s condition and structure: foundation, framing, roof structure and attic, basement, heating, plumbing, electrical and the exterior. Anything hidden behind finished walls is noted as a limit rather than opened up.   • If the house has a finished basement, an addition, visible cracks or sloping floors, or you plan a major renovation, an engineer’s inspection tells you what a checklist cannot: whether the structure is sound, what was permitted and what the renovation would involve.   • Often, yes. The opening needs a beam sized for the load above, posts under each end and a path that carries the load down to the foundation. The Building Code’s span tables cover some simple cases, but once the beam falls outside them, a licensed P.Eng has to design and stamp it. What a Guelph home inspection looks at first

In Guelph the reviewer is the City of Guelph Building Services. Every Guelph lot sets its own terms: the age of the house, what has been added since it was built and whether that work was permitted decide where the inspection looks hardest.

We walk the site with the survey on a scheduled visit, and combine it with the measure-up where we can, before anything is drawn, then file the home inspection package to the City of Guelph Building Services’s own checklist.

Home inspection across Exhibition Park and Old University

In Guelph, the housing is century brick and stone homes around downtown and Exhibition Park with newer subdivisions in the south end. In the older houses the foundation walls, floor framing and attic get the longest look, since settlement and old alterations show there. In the newer subdivisions we look first at what owners added after closing: a finished basement, a deck, a wall taken out.

Buying in the Ward as its heritage designation settles

The Ward is both a Guelph neighbourhood and the City’s newest heritage conservation district. The City gave notice of the designation by-law on September 21, 2026, with an appeal period to October 19, 2026. For a buyer planning work on the outside of the house, we check where it sits against the district boundary during the inspection, so the district’s expectations go into the decision.
