  • Ask the seller for the permits and final inspections, then ask the City of Burlington Building Department for the permit history at the address. Yard work has its own rule here: Burlington’s Site Alteration By-law 064-2014 can require a permit on a residential lot for a pool, regrading or infilling the yard, a patio or a retaining wall. So where the house has a pool, a regraded yard or a retaining wall, we check what approval that work needed and whether it is on file. Signs of unpermitted work inside the house go in the report, with what legalizing it would involve.

  • Yes. A Burlington house near a ravine, a watercourse or a floodplain can fall inside Conservation Halton regulation, which limits what a later owner can build there. We check the Conservation Halton mapping for the address as part of a pre-purchase inspection, so an addition or a garden suite you have in mind is weighed against it before you waive conditions.

  • Yes. We take on home inspection across Burlington, including Aldershot and Downtown Burlington, within an hour of our Richmond Hill office. The first consultation is free, by phone or on site.

  • Three things to start: property address and the date you need the report by; the listing, and any drawings or disclosures you have; and what you are planning to do with the house. Send those and we tell you what the City of Burlington Building Department will ask for before we quote.

  • The City of Burlington Building Department sends inspectors at the stages an issued permit sets, to confirm the work follows that permit and the Building Code, and they do not inspect houses for a sale. Ours works for you as buyer or owner. In a Burlington single-detached house built at any point since the 1950s, our P.Eng goes through the structure, heating, plumbing and electrical and the changes made over the years, and the report notes where any of it falls short of the Building Code or the zoning.

  • Yes. First the paperwork: we ask the City of Burlington Building Department whether a permit was ever issued for the unit, and count the units on the lot against the three additional units that section 5.14 of By-law 09-2026 allows. Then the basement, where our P.Eng checks the fire separation, the way out and whether the smoke alarms are interconnected. If the unit falls short of legal, the report lists the work and the permit that would get it there.

  • That exterior work after you buy, such as an addition, a new porch or a changed front, is held to the district’s rules as well as to the zoning. The district only dates from March 2026, when Council passed By-law 08-2026, so renovation plans a seller hands over may have been drawn before it existed. We confirm whether the address is inside the boundary, and the report says what that means for the work you have in mind.

  • Yes. We work out whether the lot falls under By-law 09-2026, Zoning By-law 2020 or the Niagara Escarpment Commission’s zoning, and read the setbacks and height an addition would have to meet. Then we count what remains of Burlington’s allowance of three added units, two of which may be detached if they share one accessory building. You get the answer in writing while your conditions are still open.

  • They can, if the lot is inside the Urban Planning Area Boundary, where By-law 040-2022 protects private trees 20 cm or more across at 1.37 m and counts root damage from digging as injury. That boundary takes in the urban area where most Burlington houses stand, though not the rural properties in the north. The report marks the protected trees near the spot you have in mind, so you know before closing which plans would need a tree permit first.

  • It will. Under Ontario’s Building Code Act, materially repairing a building counts as construction, so a structural fix such as replacing a sagging beam or rebuilding part of a foundation wall waits for a permit from the City of Burlington Building Department. The report lists those apart from repairs that need no permit. If our P.Eng designs the structural repairs, we email the drawings to buildingpermits@burlington.ca as the permit application.

  • Yes, and the measurements carry straight into the permit drawings if you go ahead. Our P.Eng traces the load path, checks what the electrical panel and the furnace could take on, and notes earlier work with no permit on file at the City of Burlington Building Department. We also read the lot against By-law 09-2026, in force since March 2026, so the renovation is planned to the current residential rules rather than the ones it replaced.

Size, age, a finished basement, an addition and poor attic access all lengthen the visit and the report, and a P.Eng structural assessment or an engineer’s letter adds to the work.
