  • We make them, at no extra charge. Comments from the examiner at the City of Brampton Building Division come to us, and we revise the sheets, reply to each point and resubmit until the permit is issued.

  • Any project that fills, changes the grade or builds anything on a lot inside a TRCA Regulated Area. An addition, a garden suite, a new house or a pool there all need a TRCA permit, and TRCA requires a pre-submission consultation before the application goes in. On a Brampton lot we check the regulated-area maps against the survey before the site plan is drawn, then prepare the authority’s application from the same drawings as the permit set.

  • Yes. Brampton residents apply and pay for building permits online through the Brampton Building and Business Portal, which also shows issued permits and inspection status, while the City points applicants to Brampton Maps to check the status of an application under review. While the set is under review we check its status on the City’s map, and once the permit is issued we follow the inspections in the portal.

  • Yes. We take on residential permits across Brampton, including Bramalea and Mount Pleasant, about half an hour from our Richmond Hill office. The first consultation is free, by phone or on site.

  • Three things to start: property address; what you want to do, in your own words; and a survey of the lot, if you have one. Send those and we tell you what the City of Brampton Building Division will ask for before we quote.

  • Both, until the appeal is decided. Zoning By-law 014-2026 passed in February 2026 and is now before the Ontario Land Tribunal, which keeps Zoning By-law 270-2004 in force beside it, and the more restrictive rule wins. Our site plan shows setbacks, height and coverage that meet both, because those are the numbers the City of Brampton Building Division will check.

  • The unit count comes first. Brampton’s limit is three dwellings including the house, and a third unit inside the house is allowed only alongside an attached second unit, with no garden suite, in a detached, semi-detached or townhouse dwelling. After that, the set shows the fire separations and exits for each unit, and the site plan shows the layout meets both zoning by-laws.

  • It can. Tree Preservation By-law 317-2012 regulates injury as well as removal, so the footing for a rear addition or the slab for a garden suite close to a tree 30 centimetres or more across may need a tree permit as well. We plot those trees from the survey, note which ones the 2 metre exemption around an occupied building already covers, and raise any permit question with you before the drawings go to the City of Brampton Building Division.

  • There is a heritage step before the drawings are finished. Churchville, set up as a district in 1990, is Brampton’s only heritage conservation district, so for a porch, an addition or a new house there, we find out what the district expects of the exterior before we draw the elevations. Outside the district, the set goes to the City of Brampton Building Division for zoning and Building Code review without that step.

  • Mostly the approvals the building permit has to wait for. A design that misses a limit in either zoning by-law waits on a minor variance, a lot near a watercourse in the west end, which drains to the Credit River, may need a permit from Credit Valley Conservation, and a protected tree near the work can need its own permit. We look for those at the zoning review, so the application goes into the Building and Business Portal with them settled or under way.

  • A permit to cut a new exterior door into a basement, usually with a stairwell dug beside the house. It covers the structural opening in the foundation wall, the guard and drainage for the stairwell, and the fire and egress rules for the unit it serves.   • Not always. Architectural drawings show a design. Permit drawings are the version an examiner can check against zoning and the Building Code, with dimensions, construction details and engineering where the work needs it. A concept plan is a useful start, and the code detail goes in before it is filed. Fine Engineering draws permit sets from its own site measurements.

  • Drawings of the house as it stands, the proposed floor plans, elevations and sections, and a site plan showing setbacks and lot coverage. Structural drawings come in where the work touches the structure, and HVAC, plumbing or electrical sheets where the scope needs them.   • Often, yes. The opening needs a beam sized for the load above, posts under each end and a path that carries the load down to the foundation. The Building Code’s span tables cover some simple cases, but once the beam falls outside them, a licensed P.Eng has to design and stamp it. Fine Engineering prepares the engineering and the permit drawings together.

  • Not reliably by looking at it. A wall that runs across the floor joists, sits over a beam or another wall below, or stands near the middle of the house is more likely to carry load. Only the framing above and below confirms it, which is why Fine Engineering checks the structure on site before designing any removal.

Filing permit drawings in Brampton

In Brampton the reviewer is the City of Brampton Building Division. Every Brampton lot sets its own terms: its zoning and any demolition or grading approval the work needs decide which sheets go into the permit set.

We walk the site with the survey, usually within a day or two of the call, before anything is drawn, then file the residential permits package to the City of Brampton Building Division’s own checklist.

The housing in Brampton is planned 1960s to 1980s communities like Bramalea alongside 2000s onward subdivisions in Mount Pleasant and Springdale. In the subdivisions, a basement unit or a rear addition is drawn over the house as built and as later owners changed it.

Grading around a Brampton addition or garden suite

Most backyard landscaping on a Brampton house lot is exempt from Site Alteration By-law 119-2024. A garden suite, a rear addition or a walkout stair moves more earth than that, so the site plan in our permit set shows the existing and new grades and where the water goes. In the west end, which drains to the Credit River, we check Credit Valley Conservation’s mapping for the lot as well as the TRCA’s.

Every Brampton permit set is checked against two by-laws while Zoning By-law 014-2026 is under appeal. We measure the house and lot, read setbacks, height and coverage under 014-2026 and 270-2004, and draw to the tighter limit. Houses in Bramalea, Mount Pleasant and Springdale all predate the new by-law, so an existing one may already miss a limit, and our drawings show that before the examiner does.
