  • We make them, at no extra charge. Comments from the examiner at the Town of Newmarket Building Division come to us, and we revise the sheets, reply to each point and resubmit until the permit is issued.

  • Any that build, add on or change the grade on a lot the LSRCA regulates, such as an addition, a garden suite, a new house or a pool. Ontario Regulation 41/24 counts site grading and building or enlarging a structure as development activity, which needs the authority’s permit. Each authority has to publish maps of its regulated areas and review them at least once a year. On a Newmarket lot we check the regulated-area maps against the survey before the site plan is drawn, then prepare the authority’s application from the same drawings as the permit set.

  • Yes. Newmarket residents apply for building permits online through the Town’s Development Portal, which also lets them track their applications. We follow the application there and tell you when the examiner comments or the permit is issued.

  • Yes. We take on residential permits across Newmarket, including Historic Downtown and Glenway, about half an hour from our Richmond Hill office. The first consultation is free, by phone or on site.

  • Three things to start: property address; what you want to do, in your own words; and a survey of the lot, if you have one. Send those and we tell you what the Town of Newmarket Building Division will ask for before we quote.

  • Where anything new can go and how big it can be: its setbacks, its height and the share of the lot it covers. For most Newmarket houses those numbers come from By-law 2010-40, and for a home in one of the Urban Centres from By-law 2019-06. The Town of Newmarket Building Division will not issue a permit for drawings that break them, so we read them off the survey before a floor plan is drawn.

  • Yes, if the work comes near one that By-law 2022-10 protects, meaning a trunk 20 cm or more in diameter at 1.4 m up. Injuring such a tree needs a Private Tree Permit as well as removing it, and a footing or a trench through its roots can count. We plot those trees from the survey, then keep the work clear of them or raise the tree permit with you before the set goes to the Town of Newmarket Building Division.

  • It can. That district is Newmarket’s one Part V heritage district under the Ontario Heritage Act, so before we draw new windows, a porch or an addition on a house inside it, we ask the Town what the designation expects. The building permit itself still goes to the Town of Newmarket Building Division through the Development Portal, with the heritage question settled first.

  • Yes, up to two, since By-law 2026-10 covers row houses, townhouses, semi-detached and link dwellings as well as detached houses. Both units can go inside, or one inside and one in a detached building on the lot, and we label each by type on the set for the Town of Newmarket Building Division. Before drawing, we confirm the lot is outside the Environmental Protection Open Space zone and LSRCA floodplain, where the by-law allows none.

  • Often. Cutting a walkout moves soil and changes the grade, and Newmarket regulates that under its own site alteration by-law, apart from the building permit. On a lot in the 1970s to 2000s subdivisions, the new grades also have to meet the neighbours’ at the lot line. We check the dig against the by-law at the start and put the grading plan in the same package for the Town of Newmarket Building Division.

Permit drawings are the version an examiner can check against zoning and the Building Code, with dimensions, construction details and engineering where the work needs it.   • Often, yes. The opening needs a beam sized for the load above, posts under each end and a path that carries the load down to the foundation. The Building Code’s span tables cover some simple cases, but once the beam falls outside them, a licensed P.Eng has to design and stamp it.   • Not reliably by looking at it. A wall that runs across the floor joists, sits over a beam or another wall below, or stands near the middle of the house is more likely to carry load. Only the framing above and below confirms it, which is why Fine Engineering checks the structure on site before designing any removal.
